Services
The services are planned with the main idea of ZERO DISCHARE. STP and ETP have been provided. Rain water harvesting is planned with incorporating three number of recharge pits. Apart from the above stated, various other measures have been adopted to reduce the energy and water consumption which are listed below:
Energy Saving Measures:
Following measures will be taken to increase the energy-efficiency of proposed Hotel cum commercial complex:
- 33% of external street lights will be solar lights
- RCC slab with foam concrete insulation as well under deck thermal insulation of roof
- CFL lighting fixtures in the common areas and Tubelite fluorescent lamps in basements
- Key Tag Energy Saver System : Key card switches are installed in all guest rooms to conserve energy in un-occupied rooms.
- Energy-Efficient Sound Proof Windows : All guest room windows are glazed with heat reflective films on the panes. This reduces the load on the air-conditioning system, as heat transfer from outside is minimized.
- Auto Time Management For Lighting & Ventilation Fans : Timers are provided in the lighting systems (corridors, garden, building illumination, etc.) for saving energy. Ventilation fans are put on timers to avoid wasteful running. A lighting plan is in place (based on usage and requirement) for certain public areas and staffs are trained to regulate the lights of the area as per the lighting plan.
- Energy-Efficient Hydro-Pneumatic System for Water Supply : The water supply system in use is a state-of-the-art hydro-pneumatic system, which not only gives constant pressure but also reduces the load on the pump automatically in case of low demand. Star rated/ISI mark energy efficient motors and pumps for water supply & sewage pumping Double + Double Glazed + With Acoustic PVB Windows : Double Glazed Windows with air gap have been planned / used to reduce power consumption
To avoid wastage of Curing water, MoEF guidelines will be followed:
- Curing water will be sprayed on concrete structures.
- Concrete structure will be covered with thick cloth/gunny and then water would be sprayed on them.
- Pond will be made using cement and sand mortar to avoid water flowing away from the flat surface while curing.
Measures for reducing water demand during Operational Phase
- Monitoring water use
- Use of water saving devices/fixtures
- Low flow flushing systems
- Sensor based fixtures & urinals in commercial area
- Low flow faucets
- Pressure reducing device
- Efficient Dual pipe plumbing
- Sprinkler irrigation
- 100% recycling of waste water
Traffic Management Plan
- Separate Entry and Exit will be provided
- Basement & Open Parking will be provided
- Entry through 6 m wide service road will be provided for efficient and unobstructed traffic movement.
- Proper signage for entry, exit & vehicle parkingea
- Trained Traffic staff
- Pressure reducing device
- Efficient Dual pipe plumbing
- Sprinkler irrigation
- 100% recycling of waste water
Fire Safety Measures
- Fire Extinguishers
- Hose Reel
- Wet Riser
- Automatic Sprinkler System – to be installed in basement and sprinklers will be fed water from both underground static water storage tank and terrace tank.
- Manually Operated Electric Fire Alarm Systems
- Underground Static Water Storage Tank – 400 KL
- Terrace Tanks -20KL x3
- Two electric pump 2850 l/min each and one diesel pump of capacity 4500 l/min and Two Jockey pumps of
capacity 180 l/min each.
Safety Measures
- Shock treatment training for personnel
- Fire fightingequipments and training of personnel for effective use

- Emergency lighting will be provided
- Power backup system will be provided in case of any emergency
- Fire fighting arrangements will be incorporated
- Training and Mock Drill will be provided for occupants
- Emergency announcement system will be provided at suitable location
- Proper warning and danger signs and symbols will also be displaying the location of Emergency announcement system
Usage of Sustainable Building Material
- Utilization of fly-ash in building structures
- AAC (Autoclaved Aerated Concrete) blocks plastered on both sides. All the external walls have got Heat Insulation material in between two layers of AAC Block using FLY ASH AS INGREGIANT.
- Use of low embodied energy materials
- Use of low embodied energy materials in interiors (material with recycled content, rapidly renewable wood/ composite wood products) in flooring, false ceiling, doors and windows frames, cabinetry wood work etc.
- Use of low-VOC paints/adhesives/sealants
- All interior paints, adhesives and sealants would be either with Low or No VOC content: Improve indoor environmental quality.
- Use of recycled wood
- Composite wood products such as hardboards, block-boards, plywood etc. made from recycled wood scrap & dusts.
Mitigation Measures
- Traffic controlled by trained staff.
- Acoustic Enclosure will be provided around D.G. Set.
- Noise monitoring of D.G. Set from 1m distance as per norms.
- Proper Traffic Signage will be placed at several places within premises.
Dust Control Measuress
- Appropriate stack height will be provided.
- Ambient Air Quality of the proposed unit to be monitored.
- Periodical Stack Monitoring will be carried out..
